Cut down on energy usage to save money and your environment! PDF Print E-mail

Energy expenses are often comprise the greatest portion of your Association's annual budget, as well as your individual bills.  Here are some great tips for saving money on energy use in your building and your individual unit.

Heating

  •  Set your thermostat as low as is comfortable.  If you have a common boiler, adjust the temperature to ensure that you are not overheating units.  If owners are opening windows in the winter because it's too hot in their units, your Association is wasting money on heating bills.
  • Clean warm-air registers, baseboard heaters and radiators as needed.  Make sure they're not blocked by furniture, carpeting or drapes, which prevents the heat from circulating adequately.
  • Bleed air from hot water radiators once or twice per season.
  • Use caulk or weather stripping to plug up leaks around doors and windows.  You can test for leaks by holding a stick of incense near possible sources.  If the smoke goes horizontal, you've got an energy-draining leak.

Hot Water Heating & Use

  • Set water heater thermostat to 120 F or the "low" setting to save money and reduce risk of scalding.
  • Install low-cost, energy-saver shower heads and faucet aerators.
  • Install inexpensive pipe insulation on all exposed hot water pipes.
  • Install pipe insulation on the first three feet of exposed cold water pipe that is connected to the water heater.
  • Shower rather than taking a bath to reduce hot water usage.
  • Use the dishwasher rather than hand-washing dishes. Pre-rinse dishes with cold water.
  • When doing laundry, choose cold water whenever possible and set the appropriate water-level for the size of the load of laundry you will be washing.

 Lighting

  • Use CFLs (compact fluorescent lights) inside your building and your unit for high-quality and high-efficiency lighting.  CFLs last 4 to 10 times longer than standard bulbs and use less energy.
  • Turn off the lights in any room you're not using, or install timers.
  • Install outdoor lights with a photocell or motion sensor so they will turn on only at night or when someone is present.
  • If you use CFLs in outdoor fixtures, you'll need to buy a lamp with a cold weather ballast, as standard CFLs may not work well below 40 degrees F.
