Q. What is the $ amount that a Board can spend on repairs without getting multiple bids?

A. The IL Condo Act grants the board the right "to provide for the operation, care, upkeep, maintenance, replacement and improvement of the common elements."  It does not specify the means by which they are to do so.  Nor does it specify the requirement to obtain multiple bids for any project.

Best Practices would recommend that the board research and gather multiple bids for larger projects.  As fiduciaries of the association, it is the board's responsibility to exercise business prudence.  Certainly, it would not be prudent for any business to obtain a single quote for a roof replacement that could cost upwards of $10,000.  However, it would not be necessary (and would likely be a waste of time for both board members and vendors) to obtain multiple bids for a $250 gutter repair.

The board should create its own policy in regards to obtaining multiple bids and establish dollar limits that it deems reasonable, and apply the policy consistently.
